We
let and manage furnished and unfurnished flats and houses throughout
Derby or Derbyshire. Please move to our Properties pages to view
our shortlist. Our stock changes daily therefore you should contact
us for current availability or to register your requirements.
Please note for your safety and peace of mind, all of our managed
properties are CORGI gas certified and inspected for electrical
and furniture fire safety. Security deposits (bonds) will be lodged within 14 day of collection with one of the three approved schemes administrators in accordance with 2004 Housing Act for the duration of the Tenancy Agreement.
Guide
for Tenants finding a property in Derby and Derbyshire
It is wise to start looking
about a month before you wish to move as the nicer properties
are viewed and reserved quickly. We regret that we cannot assist
D.S.S claimants and many of our Landlords will only accept Tenants who are in full time employment, and many of our Landlords will not accept children or pets in their property. Our tenancies are granted for a minimum term
of 6 months.
Viewings
These
will be arranged at times to suit you, including evenings and
weekends. You will invariably be accompanied by a member
of staff who can give advice and answer any questions you may
have.
Identifcation of Applicant
All prospective tenants must provide a valid form of identification (such as Passport,or UK photo driving licence,household utility bill) plus proof of National Insurance No( such as a P60 or payslip) of which we will take a copy.
References
As
a minimum we will require satisfactory references from your employer/college
and a previous or current landlord. We may also require a personal
references and sometimes a guarantor.The guarantor must be a UK Property Owner and declare this on the Guarantor Forms. In addition a credit check
will be undertaken. We may use the services of an independent
referencing company to obtain and evaluate these references.
Rents
Rents
are normally quoted calendar monthly and payable monthly in advance.
The tenant is usually also responsible for Council Tax, Water
Rates, Gas, Electricity and Telephone costs. All rents are payable
by bank standing order to our company bank account.
Deposit
A
security deposit of a minimum of one months rental must be paid at the time of signing of the Tenancy Agreement,and will lodged / recorded with one of the three appointed scheme administrators throughout the term of the tenancy. This is held to cover damage,breakages and other liabilities under the term of your tenancy agreement.We would be pleased to help you to obtain insurance to protect your liabilities and belongings.
Fees
We charge a one off fee of £80 inc vat per applicant to cover administration and referencing
costs, a proportion of which is refunded if the tenancy is declined by the Landlord.We may make an administration charge of £30 for each renewal of an existing agreement.
